“After nearly 11 unsuccessful months being listed for short sale with a well-known north-county real estate agency that specializes in aggressive marketing techniques and inflated self-promotion, we decided some investigation was due. Turns out that agency’s short-sale production statistics leave a lot to be desired – yes, they do generate lots of offers and list more short sales than any other agency, and they even succeed in getting bank approvals (they paraded our first approval across their web site, but failed to get the job done). The trick is that they don’t communicate with buyers’ agents, don’t present offers to the sellers, and fail to close the vast majority of their own listings; only six in the previous year.
